El Capitán Don Francisco de la Higuera Matamoros, dueño del ingenio La Santísima Trinidad, se obligó a pagar al convento de religiosas de San Gerónimo de la ciudad de México y al Bachiller Mateo Ortiz de Torres, presbítero, mayordomo y administrador de dicho convento, la cantidad de pesos de oro que constare, por cesiones que hicieron el señor Inquisidor Don Bernabé de la Higuera y Amarilla y el Lic. Don Diego Fernández de la Higuera, sus tíos, difuntos, al Capitán Juan de Vargas, vecino de la ciudad de México, quien la dejó al referido convento, a razón de 200 pesos de oro común anuales, a partir de hoy día de la fecha en adelante, hasta satisfacer el valor de las cesiones.
